Our new homes provide all of the traits we’ve become known for such as soaring ceilings, open airy interiors, low-maintenance materials, and tasteful exteriors. Our homes typically maximize the allowable coverage for each lot and yet “live” even bigger because of the spacial efficiency we’ve designed into each model.

All of our homes feature wind-borne debris-resistant windows, hardwood floors,
elegant cabinetry with granite tops and tile baths. We use only the best low-maintenance materials on our exteriors- Certainteed Cedar Impressions and Certainteed Vinyl Siding, Timberline roofs, composite decking with stainless steel screws and vinyl guardrails.
We build using only CDX Exterior Plywood sheathing and all our exterior trim is solid vinyl material such as Azek. And of course each home is stick-built by framers and carpenters with years of coastal experience.
The Fortuna
The Fortuna is the answer for people having narrow lots in the new Flood Zones- It's everything you want designed for "A" or even "V" zones!
This exciting new beach home features 3 bedrooms and 2 baths with a separate den on the first floor. The plan is “reverse-living” with a large open LR/DR/K Great Room and 4th bedroom and powder room on the upper level. The Fortuna has its entry and all living space entirely above the Advisory Base Flood Elevation enabling you to qualify for the lowest Flood Insurance premiums.
The Fortuna is designed to fit any lot on Long Beach Island that’s 40’x80’ or larger (assuming your neighbors are in compliance with their setbacks) The new design has decks on the front and rear of the home as well as an optional roof deck. The Barnacle
The Barnacle, our "raised ranch" fits comfortably on 40' wide lots. This cost-efficient home has over 1100 square feet of living space with 3 bedrooms and 2 full size baths. It's also expandable to 5 bedrooms! The large open dining/living/kitchen great room features vaulted ceilings and accents a large deck space.
The Sand Dollar
The Sand Dollar is designed to replace the aging Cape Cod found on dozens of streets on Long Beach Island. This efficient design fits comfortably on 50' wide lots.
The 1400 square foot home has three bedrooms and two full baths along with a spacious open Great Room with 9' ceilings. The open kitchen/dining/living arrangement is large enough for extended family gatherings. A composite deck extends off the kitchen for easy grilling and outdoor dining.
The home comes complete with stairs to the expansive attic where two additional bedrooms and bath could be added when the time comes.
The Bayberry
Designed to fit any 50’ wide lot on LBI, the Bayberry features a lower level master suite and three second floor bedrooms to go with 2-1/2 baths. The house contains 1900 square feet of heated area but “lives” much larger as the plan is extremely efficient, with no wasted space. This home is reminiscent of the seashore cottages of the past and has great curb appeal. 9’ ceilings, wrap-around porch and detached garage are all included with the Bayberry.
The Triton
The Triton is designed for any 40’ wide lot. It packs a lot of punch for a small home with four bedrooms and 2-1/2 baths in 1750 square feet of heated space. Abundant storage can be found in oversized closets and a huge attic. The exterior features a large front porch and rear deck with outdoor shower. The Triton is built on short pressure-treated pilings to facilitate outdoor living. An optional detached garage is available where zoning allows.
The Nemo II
Five bedrooms and 2-1/2 baths designed comfortably within 2200 square feet of living space. This house has it all- a giant oversized garage, huge open Great Room, Master Suite on the first floor, large front porch perfect for some late afternoon reading, and a rear deck for grilling…and it fits on a 50’lot!
The Nemo III
A first floor with "Master Suite down", 9' ceilings, and Great Room looking out to the lagoon is what you'll get with the Nemo III. The second floor has 3 bedrooms (easily expandable to 4) and two baths. The house is 1750 square feet of living space with an abundance of coastal charm.
The Sea Star
The Sea Star has four bedrooms, 3-1/2 bathrooms in a floor plan that’s loaded with options. The house sits on short pilings and fits a 50’ lot.
Popular features include the first floor Master Suite, the open light-filled Great Room, and a low-maintenance exterior with nautical curb appeal! The SeaStar is 2000 square feet.
The Coral
We have gotten lots of requests for this home- a 2100 square foot, two story reverse-living home on tall pilings that fits a 40’ wide lot! The house has four bedrooms, 3-1/2 baths and an optional elevator to boot! The Coral has a garage with outdoor shower on the ground level, three bedrooms and a large den with deck on the mid-level, and a spacious open Great room with Master Suite on the upper living level.
The Poseidon
Want to maximize a fifty foot lot? Try the 2000 square foot Poseidon- it has four bedrooms, upper level loft, and 2-1/2 baths on short pilings. The expansive front porch and rear decks are included in the price. Lower level living is enhanced by 9’ ceilings and a totally open floor plan.
